How much does it cost to sell a house in the Chicago area?
Most sellers pay roughly 7–9% of the sale price all in — commission, transfer taxes, attorney, title, and the property-tax proration. Commission is the largest piece and is always negotiable. Transfer taxes swing widely by town: about $717 on a median DuPage sale versus roughly $4,500 in Oak Park. See the full line-item breakdown.
What is my home worth right now?

How fast are homes selling in DuPage and Cook County?
As of mid-2026, DuPage County homes are selling in a median of about 44 days with more than half going above asking; Cook County is around 47 days. Well-priced, well-photographed homes routinely move much faster than those medians. Check your specific town for current local numbers.
Are real estate commissions negotiable in Illinois?
Yes. Commissions are not set by law, by any association, or by the MLS. Since the 2024 NAR settlement, compensation for the buyer's agent is negotiated separately and is no longer advertised in the MLS — so it's a conversation worth having openly before you sign anything.
Do I need to renovate before selling?
Usually not. I've sold homes fully renovated, recently updated, in original condition, and needing major work — and I know what each level actually commands in your market. Sometimes the right move is paint and a deep clean; sometimes it's listing as-is and pricing for it. I'll tell you honestly which one applies.
What areas do you cover?
All of DuPage County and much of Cook County, including Chicago's North and Northwest Side, the North Shore, and near-west suburbs — 167 towns and neighborhoods in total. I was raised on the Northwest Side and have lived in DuPage for over a decade, so I know both sides of the city line first-hand.
